Surveying
Topographic Surveys – Topographical surveying is essentially creating an up to date three dimensional map of an area and can include features both above and below the ground. Topographical surveys build the foundation for future design and are heavily relied upon by Architects, Engineers, and Landscape Architects.
Building Setout’s & Location Certificate’s – It is common practice for councils to require a building location certificate from a Licensed Cadastral Surveyor to certify the position and height of new buildings. We recommend to our clients that we set out the location of new buildings to ensure there are no compliance issues.
Building Verticality & Floor Levels – We can provide accurate floor level and verticality information to assist with construction or analysis of buildings.
As Built & Volume Surveys – Myall & Co offers a wide range of engineering surveying this includes but is not limited to as built surveys of roads and services and volume surveys for earthworks.
Planning & Urban Design
Planning is the art of deciphering the Resource Management Act 1991 (RMA) in conjunction with the relevant Local Councils rules and plans. Getting this advice right and early on in a projects lifecycle is critical. Myall & Co work with homeowners and property developers to maximise the scope and development potential of their property whilst keeping in line with the city town planning rules.Resource consents are required for every subdivision of land and in some cases several consents are required. Engineering
Roading & Accessway Design – Safe and practical access is instrumental in the success of all land development. Roading and site access is often the first stage of detailed design for most projects and governs the location of all other essential services such as water, sewer, stormwater, power, & telecommunications. Our engineers can provide a range of roading options specific to each project including roading for new residential developments, accessways, hillside access, turning areas, cul de sacs, right of ways, and intersections. We can also apply to Council for new vehicle crossings and common accessways.
Stormwater – Stormwater design is a critical component to all land development projects ranging from small two lot residential subdivisions to large scale subdivisions of several hundred allotments. Myall & Co have the skill set and expertise to design and supervise the construction of the required stormwater management systems for each unique project. Depending on the location of the site, the size of the development, and the underlying geology of the site location, the stormwater management systems may include attenuation and treatment via wet ponds, wetlands, dry basins, soakage pits, and a series of underground pipes or swales to convey the stormwater discharge. For most developments hydraulic analysis of the catchment is undertaken in order to correctly size the stormwater treatment facility required.
Wastewater Reticulation – Myall & Co’s engineers have the expertise to design the wastewater system for your development whether it has reticulated sewerage to the public treatment facility or requires an on-site solution. We also have specialist in house expertise for sewer pump station design and future planning for residential developments.
Water Supply – Water reticulation design is essential to provide each new residential property or development site with potable water for general use. However, our design is largely based on New Zealand Fire Fighting requirements (SNZ PAS 4509:2008) to ensure adequate water pressure and capacity is available in the event of emergencies. We work closely with Council engineers during the design phase and have the in house expertise to design the water reticulation network for any size of development
Earthwork Modelling & Quantities – Myall & Co ustilise the latest in modern software for three-dimensional modelling packages which provide quick and efficient design and analysis of cut to fill quantities for overall site earthwork design. The volume of earthworks can be a significant component of the project cost and maintaining a cut to fill balance provided through good design can save the developer costs.
Project Management & Contract Administration – From small two lot subdivisions to large scale residential/commercial developments Myall & Co can project manage from project conception to final sign off. Our surveyors and engineers work closely with contractors, sub-consultants, and Council to manage project timelines, budgets, and ensure any obstacles are dealt with immediately and mitigated. Communication is key to our success and working with pre-approved contractors and sub-consultants removes much of the risk from the project.
We act as Engineer to the Contract under NZS 3910 and often undertake daily inspections of the development site to track progress, check the quality of materials and construction, and monitor health and safety on site.
Our Contract Administration includes preparations of the contract and specifications. Putting the project out to tender and contract negotiations. Weekly site meetings and monthly payment certificates are managed by our team.
Subdivisions
Myall & Co offer expert advice and project management to ensure your subdivision is completed on time & budget from initial project feasibility to new certificates of title with no surprises.
Fee Simple Subdivision – Urban or Rural. Big or Small. Our experienced surveyors can guide you through the process of subdividing your property into multiple fee simple lots. Your first question mostly likely is “Can I subdivide?” Get in touch with our team and they will be able to quickly determine what you are able to do. We will also provide you with a full breakdown of what is involved ensuring that there are no unexpected “surprises” later down the track.
Boundary Adjustment – A boundary adjustment is a development where there are the same number of certificate of titles at the start and at the end. It is an efficient way to exchange land with your neighbour or rationalise your property boundaries.
Unit Title Development – A unit title development in basic terms is a subdivision of multiple units into individual titles, this often includes areas that are shared by the unit owners called common property and requires the creation of a body corporate to manage these areas.
Cross Lease Rectification or Conversion to Fee Simple – Do you have a Cross Lease Title that requires updating due to an extension or new garage? Myall & Co can help step you through this process. It is often beneficial to convert your Cross-Lease property into a Fee Simple Title. We can provide you with a fee proposal for both options and offer expert advice to get the best outcome for your budget.
Re – definition Survey or Monumentation – Do you need help identifying the exact location of your boundary? Whether it be for fencing or to settle a dispute our team can come to site and place or locate pegs at your property boundaries.
Subdivision Feasibility Report – If you are considering purchasing a property for development or already own a property you are thinking about subdividing but not sure about the costs or risks involved a feasibility report is money well spent. The report will outline costs, risks, timeframes, potential issues, likely revenue, and project profit return. It will include scheme plan options and a full block evaluation of the property. Land Development
Myall & Co have the right skillset and ability to be your one stop shop when it comes to Large Scale Land Development. We work with the client from the very beginning to ensure the project has the optimum outcome and that potential site constraints are identified and discussed early. Myall & Co have in house expertise to cover large scale urban design to comply with Council subdivision control rules and provide for excellent urban design principals.
Once the subdivision scheme plan layout is approved the civil engineering design is undertaken for all infrastructure and roading, all resource consents are applied for, the construction work is put to tender and Myall & Co supervise the construction, contract administration & management.
The final process before new titles are issued is legal surveying and final approvals through Council & LINZ. Our main priority is making sure that our clients receive Certificates of Title for each new lot on time. Myall & Co manage the entire process and our relationships with all stakeholders including local Council is pivotal to our success.
